Group Element 4 comprises fittings, furnishings, and equipment that complete the building’s functional and aesthetic requirements, including items fixed or loose that support the intended use of the facility.

5 Services
Group Element 5 comprises all building services installations necessary for the operation and comfort of the facility. These include sanitary, water, disposal, heating, ventilation, air conditioning, electrical, and communication systems, as well as lifts, fire protection, and specialist installations. It also covers builder’s work associated with these services. The element includes provisions for testing, commissioning, and initial operation of all mechanical and electrical systems to ensure full functionality and compliance with performance requirements.

Group Element 6 comprises prefabricated buildings and building units that are manufactured off-site and assembled on-site. It includes provisions for testing, commissioning, and initial operation to ensure that all systems and installations meet performance and operational requirements upon completion.

7 Work to existing buildings
Group Element 7 comprises works associated with existing buildings, including minor demolition, alterations, repairs to services, damp-proofing, facade retention, cleaning, and renovation activities. It covers restoration and improvement works necessary to maintain or upgrade existing structures, excluding fit-out works for new buildings, which are measured separately as new construction.

Group Element 8 comprises external works and landscaping associated with the completed building. It includes site preparation, roads, paths, pavings, soft landscaping, fencing, external fixtures, drainage, and services, as well as minor ancillary buildings. Works involving hazardous material removal, major demolition, or specialist groundworks are excluded and measured under Group Element 0.
